What does it cost?

The Ellen M. Leach Memorial Home is a Low-Income Housing Tax Credit (LIHTC) Property. For 63 of our apartment homes, the rent is determined by the LIHTC program guidelines.

Eligibility & Income Guidelines 

To qualify for residency at The Ellen M. Leach Memorial Home, applicants must meet the following criteria:

Age Requirement:
Applicant must be 62 years of age or older.
 

Income Requirement:
Applicant’s gross annual income must fall within the limits established by the Low-Income Housing Tax Credit (LIHTC) Program.

• 1-Person Household: $48,480 maximum annual gross income
• 2-Person Household: $55,440 maximum annual gross income
• Eligibility is based on total gross income before taxes and deductions.
   

Apartment Rates:

• One-Bedroom Apartment: $1,299/month
• Two-Bedroom Apartment: $1,558/month
  (Both one- and two-bedroom apartments are available for one or two people.)
   

Additional Information:
The percentile or rate category for each applicant is determined by their verified annual gross income bracket as defined by the LIHTC program.

1 person in 1 bedroom: $3,175

2 persons in 1 bedroom: $3,711

1 person in 2 bedrooms: $3,929

2 persons in 2 bedrooms: $4,322 

All market-rate apartments include full access to our on-site amenities and services.
